A major downpour revealed a roof leak that had slowly been causing damage inside a wall. The roof has been repaired, and the ceiling and wall treated and dried out. About 15cm of the top horizontal beam is rotten and the cross beam under it as well (easily replaced), and down at the bottom corner the vertical load-bearing stud has some rot although def isn't rotten through. Its an old fibre house; just want it safe before replastering. Have no idea re budget - am after quotes so pls ignore the $.
