Isolated bottom section of balustrade is rotting and needs replacement. Requires bottom section of timber pillar removed and replaced (below pink line). Small adjoining timber section also need repair - timber would be optimal but epoxy filler would do, sanded back and ready for me to paint. Just want to try and get it looking as good as possible - hopefully after painting all blends in.

We have a few jobs which need attention. 1. Realign French doors, not closing properly. One door has water damage (rotting) so either needs to be cleared out, filled, sealed - or perhaps bottom of the door cut and replaced with new timber and sealed. 3. Decking joist replacement. Joist is section approx 1.5m long. 4. We also have a few gates / doors not closing properly which may need shaving / realigning

Historic water damage has caused localised rotting of timber wall frame where stud meets bottom track. Appears to be very localised only; approx 100mmH vertical and 200mm length along bottom track. Works to include cutting out beyond the rotted area of timber (min. 150mm past the rotted section) and splicing in new sections of timber. Also to include make good work to plasterboard and skirting. There is some vapour / moisure which comes from the subfloor so it is important the the installation is as air-tight as possible (to avoid moisture in the cupboards).

We currently have an old dog door that was put in by the previous owners of the house but it is designed for a small dog and thus too small for our Labrador. We need it removed and the installation of the large one, the door is wooden. - Due date: Flexible
