Proposing to build a hearth, install a chimney and all works required for installation of a wood burning heater. Will require licensed plumber and any necessary certificate. Hard to post a budget when I don't know what this costs, but excludes the purchase of the actual burner. It's negotiable.

Install prefab steel legs on concrete pad at necessary height to achieve overall seat height of 480mm (Owner to supply steel legs). • Construct frame from treated pine (Owner to supply timber for frame). Refer section diagram. Water proof any areas of frame exposed to rain. • Install spotted gum decking for seat using galvanised batten screws with bugal head. Counter sink to ensure smooth finish. 5mm spacing between decking planks. Planks to be installed perpendicular to retaining wall (not parallel). Refer section diagram. • Install timber trim to all outside edges i.e. spotted gum decking installed vertically around edges. Refer section diagram. • Owner supply items: pre fab steel legs x 8, treated pine, spotted gum decking. • Contractor to supply everything else including tools, fixings, concrete, water proofing.

Free standing wood fire to be installed upon completion of settlement. Either October or December
