Replacing 3 downlights - please refer attached photo

There were three switches on the same switchboard: LED downlights, fan and heating bulbs. Only downlights have problems, the other work. When I switch on the downlights switch, sometimes the downlights are on immediately, sometimes they don't, but a few hours later the downlights are on. When they are not on, I tried to short the two wires behind the downlights switch, no use. So it is not the switch. I also climbed up the roof and nothing seems odd .

I am looking for someone who can visit my apartment, review what needs to be replaced, visit Bunnings (10 mins drive away) and purchase the materials (I will pay for these), and return to replace the exhaust fans and down lights. I would prefer this to be done in the day.

Hi, I have a light switch connected to four down lights. When the light switch is turned on, one of the downlights begins to pulse. One of the lights doesn’t turn on altogether. Two of the lights are fine. Could be an issue with the transformer? Cheers
