I am planning to convert my garage into a Small Office Unit (SOU) with a bedroom and bathroom, located in Saint Albans, Melbourne. I seek your expertise to ensure compliance with the National Construction Code (NCC) and to navigate the permit process efficiently. Below, I've outlined the specifics of my project with attention to compliance requirements: 1. **Insulation**: To meet the NCC's energy efficiency provisions, particularly Section J for residential buildings, I intend to incorporate high-performance insulation in walls and ceilings, ensuring an optimal thermal performance rating. 2. **Plumbing**: The addition of a bathroom necessitates compliance with NCC Volume Three - Plumbing Code of Australia (PCA), focusing on water efficiency, sanitary drainage, and waterproofing requirements. 3. **Waterproofing**: Adhering to AS 3740 - Waterproofing of domestic wet areas, to prevent moisture damage and ensure the integrity of bathroom areas. 4. **Ceiling Height**: In alignment with NCC Building Code of Australia Volume Two, Part 3.8.2, the conversion will feature ceiling heights of at least 2.4 meters for more than two-thirds of the floor area, providing adequate headroom and ventilation. 5. **Windows and Natural Light**: Upgrading garage windows to double-glazed units to enhance thermal efficiency and sound insulation, adhering to the NCC's Part 3.8.5 requirement for natural light. The design will ensure window sizes meet at least 10% of the floor area, aligning with NCC Volume Two, Part 3.8.4 for natural lighting. 6. **Garage Door**: Considering the installation of a new garage door with integrated windows, to fulfill the NCC's natural light requirements while contemplating aesthetics and functionality. The design will ensure compliance with relevant Australian Standards for garage doors in residential applications, considering security, insulation, and operational safety.

Garage Conversion With Ensuite - Laundry Area to be added on the end

$5

Dandenong North VIC, Australia

2nd Nov 2023

Am looking at getting a quote to convert my garage into a bungalow + extend off the back to add in a ensuite. I have water and power to the garage already. The tin shed is already on a slab and looking to tear it down cut a doorway through the back of the garage and walk into an esuite *shower, basin, toilet, laundry taps*. The room for the garage does not leak or any damage, but it have been repaired before and might consider getting new colourbond put on, structurally sound though. In the photos you will see and draft i have done up, the bathroom is on the slab under the tin shed + there are two boxes on the east side of the bathroom outside that are also on the slab they are to be the water heater + split system unit aswell to be installed. Measurements are not perfect but are reasonably close to get an idea for the project as i have roughly measured up the space. Project is over $9999 i understand just need quotes to get an idea of what kind of budget is involved. Happy to arrange site visits not sure how it works with this site if you guys can see my responses.

Very happy with the qoute and information soul gave me.

Garage conversion + add 4th brick wall

$9,999

Clayton South VIC, Australia

1st Jan 2023

I have a garage (sized 4.0 * 6.0) that I'd like to make 'habitable' in the basest sense as an extra room. It has 3 brick walls which will need to be made 4, and I'd like to explore options with both flooring and wall plastering. There's no need to touch the garage door mechanism itself, as I'm happy for that to remain. I would however like some advice on insulation around the garage door, and any other considerations to make it habitable. A complication is the fact the wall seen behind the fence is not my wall. It is a property next to me that is still under construction. I am happy to leave a gap between our walls, or whatever is legally advisable. - Due date: Flexible
