My outdoor gate hinge has broken and need it done before rental inspection. As long as it’s in working order should be fine.

One down light in ensuite turns on with normal illumination for 10-12 minutes. After this time the light begins to flash on for 10 seconds and off for 2 seconds constantly. The adjacent downlight functions normally. The ceiling is 3.2 metres high. You need to get up your own ladder to check the globe and wiring to understand why the intermittent flashing on and off is happening and fix it to stop the flashing so it functions normally.

Fix Back gate that is currently “sticking” at top (non hinge) side of gate. Suspect this is most likely due to slight movement of fence and gate. I believe the required fix is to (supply) and install an additional hinge near the top of the gate. Gate and fence are approx 2m high. Current hinges are rivet screws.

Our secure metal gate isn’t so secure. An intruder could reach through and turn the knob. Whoops. Would like a well-rated Handyperson/welder to come and resolve the problem, we think by sourcing a small metal plate and welding it beside the lock, but if there’s a better way of doing it that would solve the problem and look better than that solution please speak up! Photos attached show the problem. Looks like steel to me but you’ll know better than I will.

Fix / repair gate that does not close properly. Gate is rubbing against hanging poles and will not close properly. Needs to be repaired or rehung.

Our front gate no longer closes. Not sure if it had sagged on the hinges or the wood is swollen or something else but it gradually required more and more effort to slam through the frame and now no longer does. Need someone handy, not sure what tools required. There is metal sheeting on the door.

There’s a few issues with the driveway electric gate which seemed to be caused by the switch mechanism inside the power box. I would love to have this fixed by next Friday at the very latest. Examples: 1. Gate switch doesn’t fall into place every time i open the gate so very often once the gate has opened completely, the switch gets reactivated and pushes the gate back towards closing direction by about 10-20cm. 2. When opening gate goes further beyond the track limit and has started to slowly dig into the soil 3. Cog wheel sometimes slows down the gate closing automation. It makes a noise as if something was stuck underneath

Wooden gate on hinges which was slowly coming apart has now fallen apart and needs to be put back together so I can shut it until it can rebuild it - gate also has digital lock with tongue that matches striker plate on fence - amount I'll agree to pay depends on amount of repair that is done, less for short term more for more permanent solution.
