If you are an experienced professional and has handled the following are a list of tasks, you can go through them and express your interest. * Replacement of cracked roof tile (roughly 30 titles across 14 units). They are concrete tiles (refer picture) * Cleaning and providing a rust-free protection layer on roof valleys across the strata complex (total: 200 meters) and then giving them a protective coat of rust shield coat (if you have a better suggestion please feel free to do so when you inspect) * Fixing gable cladding, sagging eaves across few units * Gutter realignment across few units to ensure water drains * Replacement of rusted gutters (in 1 or 2 units) or if the rust damage is superficial, provide them with a rust protection coat and a rust shield coating * Replacement of rotten fascia (barge) boards on few units. This would involve removing the gutter, replacing the section of rotten fascia board and then painting them and placing the gutter back. This is expected across 2 to 3 units. * Each unit has about 16.5 meters of lead flashing. None of the units have reported a leak. To future-proof it, we might need to look at having wakaflex applied to them to protect the units from any lead flashing related cracks & resultant water leaks.
