Hot water system has been working fine despite it being an old unit. Occasionally, the hot water won’t turn on even if the system is lit, but usually comes on in 5-10min. However, two days ago the same thing happen and it still won’t turn on. No water flows out of the taps.

The hot water tap is making a loud noise when it is turned on.

Tenant explained the leaking is from the hot water unit itself, not the pipes or valves. They are still getting hot water to the apartment, however losing a fair bit of water. It is a gas hot water service.
