Need to replace gas hot water tank

The thermostat in our hot water system isn't working the water is boiling hot . We would like some to have a look to see what needs to be done

Replace 250 litre hot water system

House is about to be repositioned and therefore the water tank needs to be disconnected properly / drained and placed inside the house. The tank will be reconnected again after the house moved so needs to be done neatly and ready to reconnect again at a later date.

I can smell gas from geaser when I turn on hot water.

The anode rod appeared to have come off, water is spilling out of the hot water system continuously. Not sure exact age of the unit, but it will be 10+ years old, it might be time to replace it. Or could we put it back on, not exactly sure what happened - tenanted. Can you swing by and take a proper look and quote?
