Need some maintainence done on the roof of my three storey terrace. Roof was replaced with colourbond in 2017, and solar panels were installed in 2021. Had a ceiling leak during the downpour last month. Insurance is covering all those works, but they have some maintenance that needs addressing first. From their report - I need this done : - Leaf and organic matter debris build up to the roof elevation above the attic. - Deteriorated flexible sealant to the metal roof. Don't have any pictures of the issue itself, but can send you the insurance report and pictures of the house for better idea of access ect. Look forward to hearing from you. Thanks! NB. Also including this from the inspection report via Insurance : From the roof drone assessment, it was found that a build up of leaf and organic matter debris underneath the solar panel has allowed water to hold and pool on the roof elevation above the attic. Water ingress has occurred nfrom the roof elevation above, tracking down into the roof cavity below and damaging the attic plasterboard ceiling and two downlights. It was noted that the flexible sealant to the flashing and roof sheeting junctions have deteriorated, which has contributed to the resultant damages to the attic ceiling.

The sunroof has been damaged and now rain is leaking inside. Need a temporary fix or today to avoid the rain entering inside

i’ve found 2 leaks and i suspect they are from the roof. one is on the verandah and the other is on the aircon wall. need help identifying them and patching them. the wall might need to be scraped, primed and repainted as well but i haven’t decided on it yet. might just wallpaper it. atm sealing the leaks are my priority but drop in a quote as an addon i guess? let me know the materials needed or if you can provide and any other info you might need. - Due date: Flexible

There is an opening in the roof, at the front of the terrace, street facing and access, where a possum has been coming in at night and going out in the day, I would like this closed up. I need someone to come out and quote for the following work. If I accept the offer and then the quote I'd like the initial offer to be deducted from the final cost. 1. Guttering, 4 metre, metal. This is rusted and needs replacing, street side of house facing road, 2 storey building with front balcony. 2. Gable end flashing / bargeboards. The boards need replacing and the flashing needs to be refitted correctly. When we moved into the property there was no flashing on the gable end. We paid someone to install some, but it appears they used MDF, not timber for the bargeboards. Recently our neighbour had a tree removed and when they removed it, they ripped the board off the side of the house. 3. Guttering clearing. The tree that grew next door deposited lots of leaves etc into the gutter and you can see plants growing in it. This needs clearing. 4. Small leak on the pitched tiled roof. We have a loft room and when it rains heavily there is a small leak in the roof as the plasterboard becomes softer. It is quite rare for us to notice and there’s no stain, but it has been patched and I’d like it checked please. - Due date: Flexible
