Due to the heavy rains in Sydney a year ago, we had gutters overflow and water run in under the roof. This has created mold (which is now gone) in a couple of rooms and blistering/ peeling paint on the walls in 2 rooms. I am concerned that there may be water that has soaked the wooden beams under the roof, so I’d like a certified professional roofer to have a look and identify if there is any problems to any part of the roof or structure. You will need to climb through the attic stairs and navigate to the far corner of the roof (small space) which is where the water must have entered. METAL ROOF & GUTTER REPLACEMENT 1. Remove and dispose of the defective roof sheets and associated flashings and fixings. 2. Supply and install new 55mm foil backed insulation underlay. 3. Supply and install 45 sqm of 0.48 BMT zincalume corrugate roof sheets to include all fixtures and fittings. 4. Supply and install 7 Lm of standard zincalume valley iron. 5. Supply and install 11 Lm of custom made zincalume compression apron flashings. 6. Supply and install 4 Lm of custom made zincalume chimney compression flashings. (Half of the chimney will be flashed). 7. Supply and install 5 Lm of custom made zincalume back tray flashing to the back of the chimney. 8. Remove all work related rubbish from site. To also include: 1. Remove and dispose of the front rusted quad eaves gutter and downpipe. 2. Supply and install 5 Lm of colorbond high front quad gutter, fixed and sealed into position on external gutter brackets. 3. To Include: a. 5x external brackets. b. 1x pair of stopends. c. 1x 100x50mm outlet nozzle. d. 4x 2.4m colorbond 100x50mm downpipes fixed and sealed into position. 4. To include the replacement of there neighbouring downpipe that adjoins. 5. Remove all work related rubbish from site. 6. To provide 2 years warranty of non structural work and 7 years warranty of structural work (in accordance the Home Building Amendments Act 2011). - Due date: Before Monday, 20 February 2023
