During recent high winds, the metal disk at the top of the cowl on our kitchen chimney came off, leaving the flue exposed (see attached pics!) Imagine the job involves: 1. Accessing the roof to inspect the existing chimney cowl 2. Reattaching the original metal disk if it’s still usable and secure 3. If the existing part isn’t salvageable, replacing it with a new cowl.

Guttering brackets have come loose in one short section section (~ 4 metres) on 2nd story, likely fixed with 30mm instead of 50mm screws, need to be fixed back, we don't have a ladder so can't do. We have other roofing work coming up but need this fixed ASAP while we're planning the other works. I'll add pics ASAP.

We have a serious leak that has flooded our 2 upstairs bedrooms, before leaking out a light downstairs (which I have removed the bulb from after taking the photo). From looking in the attic, I could see that the leak is very close to the edge of the house above the corner as in the photo (The other photo shows the height of the house). The leaking area appears to be only one or two tiles from the edge, or possibly the guttering? It’s a tiled roof and we have spare tiles. Hoping to be able to get it repaired asap. We don’t know how much something like this would cost, so I’m just listing $500 as the budget. If it’s more or less, let us know. Essentially we just want it fixed asap.

A new solid outdoor door with a key lock to be installed in the garage. The height of the door entrance is 2.04cm The width is 84cm plus 3 millimetres There used to be a door that would open outwards, but it looks like it was removed when they installed the air conditioners, which would be in the way; therefore, the door will need to open inwards into the garage. Also, presumably, the inside of the frame will need to be modified to account for the door. The door frame or door jam will need to be modified. About 10cm between the concrete floor and door frame needs to be filled on both sides. In addition, the bottom 20 centimetres or so of the door will need a steel overlay. The pavement slopes down, and it's likely to get wet when it rains, so it'll need to be modified to ensure the wood doesn't warp. See the attached pictures; ideally, I'm looking for somebody local. Price to include exterior solid door and materials. The door does not need to be too fancy but decent quality.
