Existing ridge cap cement has degraded over time with severe cracks in some places. Visual moss/lichen build-up in ridge cracks indicated long term moisture has been trapped beneath. A small percentage of lower-level ridge caps have become completely disconnected from their ‘Bedding’ cement and require ‘Re-bedding’.

The downpipes at the property make a lot of noise and dont drain properly due to some being at a 90 degree angle, need to look at changing to a 45 degree angle or alternative to fix the situation

I’m looking for quotes to install 2 new down pipes from a second storey townhouse and additionally block off one down pipe. For the new downpipes, one will go down to the ground, the other will empty onto the garage roof. Please see the attached pictures. Picture 1 shows the Down pipe with the red arrow. This is the downpipe to be blocked. It is causing too much water to flow into a 90 degree corner, causing it to spill over into the ceiling of the garage. More photos of the corner in pictures 2 & 3. Picture 4 shows the side of the house, potential locations of one of the new downpipe is in the black stripes. I’m unsure of the best locations to not create a new problem. The last downpipe will go at the front of the house. Ideally you could also add in an “overflow” spout above the downpipe in the corner of the garage ceiling to stop any potential overflow back into the garage.
