Approx 21 square meters exterior garden walls, repair existing cement render lime render in places where there are holes and cracks and blend to existing, instal missing render ,square up two piers, square up top of one wall to enable new ridge cap to be made, render top of little brick footings with a little slope from base of wall to edge of footing, blend new rendering and patching to existing- basically tidy up the walls- including all material- walls will be lime washed later so not wanting acrylic render All Ridge capping and fixing like hose reel will be removed Whilst I have posted photos of the walls, two piers and footings, Task should be inspected before agreement is accepted to ensure you understand what is expected and to ensure both parties are happy- we can adjust the price if there additions or deletions to the task

The gate is no longer fitting after render patching (it fit before) so I'm seeing if we can shave off and patch several mm in sections to be able to fit the door. Also need to install the door with bolts.

Two sections require cement rendering to a good quality in preparation for final painting. Once will require a ladder, as its between ground floor and level 1.

Need to repair balustrade that has come of stair case railing

A section of the metal balustrade fell from the balcony and broke into pieces. It requires welding and reattachment to balustrade on balcony. It’s a tricky job, we have 95% of the pieces but it there may be missing parts, which is okay but may make it a slightly slower job. I will prepare the balustrade like a puzzle ready for welding. However require experienced welder to reconnect everything and smooth out. - Due date: Before Thursday, 25 January 2024

We have recently sanded the whole front facade in preparation for a new paint job. Furthermore, we have also replaced the small balcony and the balustrade is under repair. This has left a few areas that require patching with Render. Would like job completed by 21st Jan, so painting can occur over the Aus day weekend. Can arrange a site visit by providing address. Sand, scrap and remove paint to bring back to original render. The objective is to have wall and ceilings surfaces ready for painting. Stairs to be sanded back to original timber in preparation for painting. Front facade of house also to be stripped of paint. Walls will be marked inside for paint removal. I need built in wardrobes for our bedroom that need to be custom made given the ceiling is at an angle, the wardrobe is quite deep so we want to maximise space for drawers at the back with hanging space further forward. The builders are knocking out the beams so it will be fully open to build in the wardrobes. - Due date: Flexible

Supply and install a balustrade in front of our study door (for safety reasons). To be compliant with building codes. Below is a pic of the door in the study. 2 small jobs: A) star jasmine vine which runs along the top of bifold on wires has dropped a little and needs re-tying up. B) the electrical retractable awning stopped working. Ideally looking for someone to fix both. It could be a very quick job. My place is an Airbnb and just didn’t have time to fix myself. The tying up of the vine will take about 15 minutes and the awning could be as simple as replacing the battery remote (done quite recently though) or it could be more complicated. Obviously if it’s more complicated the budget would increase. - Due date: Flexible
