Registered Building Surveyor Garage Conversion

$1,000

Melbourne VIC, Australia

1st Mar 2024

I am planning to convert my garage into a Small Office Unit (SOU) with a bedroom and bathroom, located in Saint Albans, Melbourne. I seek your expertise to ensure compliance with the National Construction Code (NCC) and to navigate the permit process efficiently. Below, I've outlined the specifics of my project with attention to compliance requirements: 1. **Insulation**: To meet the NCC's energy efficiency provisions, particularly Section J for residential buildings, I intend to incorporate high-performance insulation in walls and ceilings, ensuring an optimal thermal performance rating. 2. **Plumbing**: The addition of a bathroom necessitates compliance with NCC Volume Three - Plumbing Code of Australia (PCA), focusing on water efficiency, sanitary drainage, and waterproofing requirements. 3. **Waterproofing**: Adhering to AS 3740 - Waterproofing of domestic wet areas, to prevent moisture damage and ensure the integrity of bathroom areas. 4. **Ceiling Height**: In alignment with NCC Building Code of Australia Volume Two, Part 3.8.2, the conversion will feature ceiling heights of at least 2.4 meters for more than two-thirds of the floor area, providing adequate headroom and ventilation. 5. **Windows and Natural Light**: Upgrading garage windows to double-glazed units to enhance thermal efficiency and sound insulation, adhering to the NCC's Part 3.8.5 requirement for natural light. The design will ensure window sizes meet at least 10% of the floor area, aligning with NCC Volume Two, Part 3.8.4 for natural lighting. 6. **Garage Door**: Considering the installation of a new garage door with integrated windows, to fulfill the NCC's natural light requirements while contemplating aesthetics and functionality. The design will ensure compliance with relevant Australian Standards for garage doors in residential applications, considering security, insulation, and operational safety.

Looking for a building surveyor to issue a permit (?). Our office wants to create a partition on a hallway that separates two rooms (floor plan as attached). I believe the hallway is a path to the emergency exit. Just want to know if : - It is possible to build a partition with a door lock on it? And if so, what are the requirements? - Do I need any approval or permits from the council to do this renovation?

What do a surveyor's services include?

When you hire a local independent surveyor through Airtasker, it typically includes the following: taking note of land features, measuring distances and angles, going through land records and titles, preparing maps and reports, and establishing official boundaries for any legal documents. To do this, a surveyor typically uses special technology such as GPS (Global Positioning System) and GIS (Geographic Information System).

Airtasker also makes it easy to find chartered surveyors near you. This specialist ideally has decades of experience in the field and has attained professional membership at the Royal Institute of Chartered Surveyors (RICS). There are different kinds of surveyors for various needs. Some of the specialists you can find on our platform include:

Land surveyors

Land surveyors help you determine the boundaries and exact locations of any land or real estate you intend to buy. Getting a survey before hiring an architect or builders ensures that you don't encroach on your neighbour's property during construction and use. In general, a land surveyor can also do a valuation of the property for tax, mortgage, settlement, or sales purposes.

Structural surveyors

These are specialists in the realm of structural issues. Whether you're buying or selling a building or home, it's essential to know if there are any defects, the extent of these defects, and how to repair them. These include looking at brickwork, woodwork, the roof, windows, walls, ceilings, and immediate ground.

A local structural surveyor is usually familiar with the codes and regulations in your area so that they can help you keep your building safe for use. Just like land surveyors, a structural surveyor is typically able to provide a valuation of the building.

Party wall surveyors

This kind of surveyor specialises in resolving disputes involving neighbouring properties. They make sure that all parties are in compliance with the Party Wall Act, regardless of who hired them.

Quantity surveyors

Quantity surveyors differ slightly from the other kinds of specialists because they manage contracts and finances during a construction project. They are also charged with ensuring that a project finishes on time while still meeting legal and quality standards. Taskers like these can make your construction process smoother and more efficient.

Building Surveyor

$5

Brunswick West VIC, Australia

27th Oct 2022

Hi, I’m looking for a surveyor for my very small home renovation project. A few people said I may need a building permit when other said no. So I need that clarified. And if I don’t need a permit I reckon I’ll need to at least have it in writing. I’d like to get a quote for that please. I’m hoping to install two extra walls up in my living room. They will be built off site and only 1.8m tall so they’re more like an L shape room divider rather than walls. But it’ll be fixed in place for more support. No new door will be added. Second thing is I’d like to install a double sink next to the existing kitchen bench. There was a dish washer at the end of the bench right next to where I’d installed the new sink which I will use the existing water outlet and drain from there. It won’t change any plumbing system. Please let me know if you can help me with this and need any information. Thank you Kaveeya - Due date: Before Friday, 4 November 2022
