We would like concept plans and ideas for an extension to an existing 1900’s built house. We only require 2D concept plans, not full construction plans. The front of the house currently has 3 bedrooms and a living room. The back of the house has kitchen, laundry and bathroom. The back part of the house needs to be knocked down, creating an extension building envelope (STCA). The envelope shown on the attached site plan is an approximation, it can extend on either side of the house or be level with the house. A verandah may be built on the right (shed) side of the house allowing a door from the extension onto the new verandah. If needed the extension can be larger (or smaller) than the envelope shown. We have a couple of alternatives we want to see drawn up. 1. A double storey extension out the back comprising kitchen, living room, bathroom and laundry downstairs (possibly converting bed 2 into bathroom and laundry?), and a master suite upstairs. We would like a balcony on the north (top right on the site plan) upstairs to take advantage of the view. 2. A single storey extension with kitchen, living, laundry and bathroom and a new master suite with ensuite (using either Bed 2 or Lounge – Bed 3 can be used as a lounge). I have attached a floor plan of another house we have seen that has had a similar extension however we want a separate laundry room, not a European laundry in the WIP. We want to maximise light in the living area, happy for the kitchen to be on the S/W wall. The site plans as shown are close to scale but can not be relied on for measurements.

12 steel posts (90 x90)to be set in concrete min 600 deep. The only concrete is at existing driveway. Letter box will be removed and anything in the way. The cacti corner garden is set in so.should not be in the way. The steel will be cleaned up and I will get a few more posts too. Ideally the side rails could be welded in position to the posts which can help with the post position prior concreting. Bamboo is a mock up,as we have dog and need it safe. Cheers ..Hope the eally, measurements are clear and more local, more better lol
