My flat has 6 wooden frame windows that open, with gaps 5-6mm between frame & window when closed. I think casement hinges need replacing. 1 window frame is split at the bottom. Also seal between window frame & closing window could do with replacing , & the sealant between the glass and the frames needs fixing/replacing.
