Apartment was poorly treated by tenant and requires some fixes. Kitchen sink water mixer is loose and needs to be tightened/fixed. Ensuite toilet seat has become unhinged. I suspect the blind hinge is broken, the tenant appears to have tried to reattach the whole thing using silicone - see photos.

Old spindle has failed on hot water tap in kitchen sink. Tap spins around without shutting water on or off. Needs two new tap handles and replacement spindle. a bit tricky for me to do myself.
