Description as per my building inspector's report: The upper end of the patio roof has not been fitted with a weather flashing and moisture has been leaking through the open ends of the roof sheeting. Wood decay has damaged sections of the framing and the timber battens to the patio ceiling lining. A metal weather flashing needs to be installed. Sections of the patio ceiling lining and timber battens need repairing and re-securing. A licensed carpentry contractor should be consulted for rectification options and costs.

Remove patio doors and replace with a pair of French doors. The doors are pre-owned and I have the original frame. Space slightly larger than doors and frame but happy for packing out 10cm on each side width. Vertical space of doors and frame is fine. Looking for a fairly simple patio cover. See attached photos. should be just under 30m2. I'm looking to have alternating solid and translucent panels (after some googling I think the translucent ones are called opal?), to allow plenty of light. Not looking for insulated at this point. Council approvals are likely required however I am unfamiliar with the specifics (guessing drawings/designs need to be submitted, and a certifier look over it - not supplied). Do council also need to OK the extremity of the structure being close to the fence? No other property behind fence. Please include the cost of any approvals in your quotes. Happy for it to be either timber or metal (materials to be supplied by you), whichever is cheaper. (budget is rough, please feel free to make an offer)
