The laundry tap seems to have a leak coming from the base where it mounts into the laundry tub that is causing a slow leak into the tub which drips down into the drain and piping. I can’t get to it to try fix it because it’s sandwiched in a corner and (I believe) have to reach the mounting from around and underneath the deep laundry tub.

Budget provided is for labour. We can also purchase parts when required. Diagnose Toro TMC-212 5 zone sprinkler system and fix/extend it so it waters all 5 zones. Paperwork we found from previous owners says the system should be watering 3 front garden zones and 2 front lawn zones. It is watering 3 garden zones only. We don't know where the water goes when the lawn zone sequences runs (we can hear water going through the main tap but see nothing else). We've not found any sprinkler infrastructure in the lawn zones. It may be that the pipes and sprinklers were removed.

Tenant has reported that the top piece of the flush comes off frequently and then the entire flush falls into the cistern. Here is more information: “Here's the flush top, and how the other toilet appears by comparison. Ive re-fitted this ring piece several times but it constantly works its way off, this leads to the flush piece either falling down into the cistern or getting a bit stuck on the way down and having to be retrieved. I actually don't think it would take much more than a waterproof glue to re-fit but I'm not by any means an expert on if there is a greater issue below the lid. I can't see any branding on the toilet, but here is a full picture of the toilet also. “
