Old Shower head screw is broken half in wall remove that and install new screw. just 1 screw

I've noticed water pooling on my patio when ever I use the aircon. There is a condensate drain nearby but that is dry which leads me to believe somewhere in the middle has broke. Recently moved in to this place so scared of existing water damage. Not exactly sure what the solution here is so open to anything.

There is screeching noise of kitchen tap and water pressure if very low . Same needs to be fixed. Possible washer needs to be changed and air is trapped which is causing this noise
