Kitchen sink drain is blocked outside the house. Checked the pipes under the sink shown and they are good. The block is in the circular drain at the outside as shown in the picture. water fills up and overflows on the outside. Looks like it may need snake and hydro jet type fix per my uderstanding.

Water appears to be leaking from toilet pan base screw. Leak needs fixing after investigating and fixing the root cause. Toilet pan base does not wobble and screws appear tight already.

I'm in need of a plumber to check out what *appears to be* a faulty hot water system tempering valve. Water temp measured from system PRV has been consistently 65.5C, but taps in house are about 40C since this weekend.
