I've added some pictures as well, see the descriptions bellow: 1. that is the access to the cistern 2. brand and model (Geberit) from inside the cistern 3. the bottom part of the cistern, it seemed to be in good shape and it's possible to take out 4. The transparent seal is newly replaced but the leak is still happening (the old seal had blisters) 5. the water leaking from the side Is it possible to have someone come and have a look to receive a quote? Emanuele has been great at helping us narrow down the issue and gave us a few options on how to continue forwards. Quite happy as other plumbers were pushing us to go towards the most drastic solution when it seems there are simpler and cheaper alternatives.

I live in a council flat/maisonette. Due to arthritis I can't use the taps I have. They're like an X. The council are useless and making me jump through hoops so I've bought my own lever back taps for the basin in bathroom and a unilever mixed tap sink for the kitchen. I can post pics of you think it will help. Just need someone with tools and ability to reach under sink to remove old and fit new. Thank you
