If required, replace the valve.  Inspect and TAKE A PHOTO of the anodes, if required, replace the anodes.  Check and if necessary adjust the inlet gas pressure.  Check the piezo igniter, gas control and thermocouple.  Check the operation of and CLEAN the pilot light and main burner.  Visually check the unit for any potential problems.  Inspect all connections.  Provide a report and the certificate of compliance for the work.

Garden pipe, only less than 0.5 metre (slightly above ground+ below ground)from main connection has no water pressure. Main pipe has water pressure. Tap is alright, needs to be looked at.
