Plumber experience to fix a connection leak on a Kitchen mixer tap.

Cracked tile plus grout erosion on shower floor has caused water to leak behind into wall resulting in water damage to adjacent plasterboard wall in shower and concrete floor on joining bedroom. Apartment was poorly treated by tenant and requires some fixes. Kitchen sink water mixer is loose and needs to be tightened/fixed. Ensuite toilet seat has become unhinged. I suspect the blind hinge is broken, the tenant appears to have tried to reattach the whole thing using silicone - see photos.

Tried unscrewing (unsuccessful) - Understand connected with butterfly pins - Since tried with heavy duty adhesive sealant (unsuccessful) - Hardware store around the corner (will cover cost of adhesive). Alternatively, happy to collect material that is required.
